Guest Cancellation Policy

The cancellation takes effect when the written notice is received by us.
A telephone call, voicemail, social-media message or message to an individual member of staff will not be treated as formal cancellation unless we confirm acceptance in writing.
After any applicable grace period has expired, the following cancellation charges apply to direct bookings:

| 14 days or fewer before arrival | 100% of the total booking price |

The cancellation charge represents our reasonable assessment of the losses likely to arise as the arrival date approaches, including the reduced opportunity to rebook the Property, administration, sales costs and committed operational expenditure.
The charge will always be subject to the reletting provisions below.
If your booking price was £1,000 and you cancelled 20 days before arrival, the initial cancellation charge would be £800.
If we subsequently rebooked the entire stay for £750 and incurred £100 of commission and additional sales costs, our net recovery would be £650.
Our remaining loss against the original £1,000 booking would therefore be £350. Subject to any other directly related loss, we would retain £350 and refund the remaining amount paid by you.
This example is illustrative only. Each cancellation will be calculated according to its actual circumstances.
The remaining balance of the booking price is due no later than 30 days before arrival.
If the balance is not paid by the due date, we may treat the booking as cancelled by you.
Before doing so, we will normally make reasonable efforts to contact the Lead Guest and provide a short opportunity to make payment.
The applicable cancellation charge will be calculated using the date on which we treat the booking as cancelled.
You remain responsible for any unpaid cancellation charge, subject to our duty to mitigate our loss and to credit any net proceeds from reletting.
A change of dates or Property is not an automatic right and is subject to availability and written approval.
Where approved more than 30 days before arrival, a booking may normally be moved once, subject to:
If the replacement booking is cheaper, no automatic refund will be due unless we agree otherwise.
A moved booking may not subsequently be cancelled for a cash refund exceeding the amount that would have been due had the original booking been cancelled on the date the change was requested.
Requests made within 30 days of arrival may be treated as a cancellation and new booking.
